Is the body corporate a business?
No, a Queensland body corporate is expressly not allowed to carry on a business.
Although a Queensland body corporate is a legal entity and can enter into its own contracts and legal proceedings, it is a not for profit organisation with the primary purpose of managing and administering a community titles scheme for the benefit of lot owners.
A body corporate may operate similarly a business, with finances to manage and lot owners (like shareholders) to appease, but a body corporate is not a business in its own right.
