What rights does a tenant have in a body corporate?

In general, tenants have the same rights as all occupiers of lots in body corporate schemes.

These rights include access to common property on the same terms as owners, including pools, gymnasiums and other facilities.

Tenants also have the right to ask the body corporate to meet its maintenance obligations for common property. This is usually done by going through the agent or landlord.

Equally, tenants are obliged to comply with scheme by-laws, which are usually outlined in their lease agreement.

While tenants do not have a vote at body corporate meetings, they may attend as a proxy for an owner if appropriately appointed.
